If you've started house hunting in San Diego recently, you've probably already felt it: you find a home you love, you go to write an offer, and you find out you're one of six, ten, sometimes more. It's frustrating, and I won't pretend otherwise. But there are real, specific things that actually move the needle when you're competing for a home here — not just "offer more money" advice you could've guessed yourself.

Let me walk you through what the current data actually shows, and what genuinely helps you win.

How Competitive Is It, Really? The Actual Numbers

As of July 2026, detached homes across San Diego County closed at an average of 98.6% of original list price — up from 97.4% the year before. Attached homes (condos and townhomes) closed at 97.5%. That means the average detached home is selling within about 1.4% of its original asking price, which tells you sellers aren't leaving much room on the table right now.

Inventory tells the rest of the story. Detached home inventory dropped 24.7% year over year, bringing months of supply down to just 2.5 — a genuinely tight market, well below the 4-6 months that's generally considered balanced. Homes are also moving faster: detached days on market until sale fell to 33 days, down 8.3% from last year. Attached homes are a bit more relaxed by comparison, with 4.1 months of supply and 43 days on market, giving condo and townhome buyers a bit more breathing room than house buyers currently have.

The takeaway: if you're shopping for a detached home in San Diego right now, you should expect real competition on well-priced listings. If you're shopping condos, you likely have more room to negotiate than house buyers do.

Get Pre-Approved (Not Just Pre-Qualified) Before You Even Look

I mention this in almost every buyer conversation I have, but it matters even more in a bidding war: pre-qualification is a loose estimate, pre-approval means a lender has actually verified your finances. In a multiple-offer situation, sellers and their agents can often tell the difference, and a soft pre-qualification letter can quietly knock your offer down the list before anyone even discusses price.

Price Isn't the Only Thing That Wins

This is the part a lot of buyers get wrong: the highest offer doesn't automatically win. Sellers are weighing the whole package — how likely your offer is to actually close, and how smoothly. A few levers that matter as much as price:

Your deposit size. A larger earnest money deposit signals you're serious and financially committed, which matters to a seller comparing offers that look similar on paper.

Contingency structure. Every contingency you keep (inspection, appraisal, loan) protects you, but it also adds a way the deal could fall apart from the seller's perspective. This doesn't mean you should waive protections you're not comfortable losing — it means understanding that each one you keep is something a seller is weighing against a competing offer that might have fewer.

Your closing timeline. Some sellers need to close fast; others need extra time to find their next home. A flexible or accommodating closing date, when you can offer one, can be a genuine tiebreaker that costs you nothing extra.

A clean, well-written offer. Sellers and their agents notice when an offer is disorganized or missing documentation. A tight, complete offer package signals a buyer (and an agent) who's going to make the transaction easy, not stressful.

Move Fast, But Don't Skip Your Due Diligence

In a market where well-priced detached homes are averaging 14 days on market, "I want to sleep on it" can genuinely cost you the house. That said, moving fast doesn't mean moving recklessly — it means having your financing, your agent, and your decision-making process ready to go before you're standing in a home you love, not scrambling to figure it out after.
