VA Loans in San Diego: A Guide for Military Buyers
San Diego has one of the largest concentrations of military personnel and veterans in the country — Naval Base San Diego, NAS North Island, Marine Corps Air Station Miramar, and Camp Pendleton just up the coast all mean a steady flow of active-duty families and veterans buying homes here every year. It also means San Diego consistently sees more VA loan volume than almost any other county in the country. If you're eligible for a VA loan and buying here, you've got a genuinely powerful tool in one of the most expensive housing markets in America — let me walk you through how to actually use it well.
What the VA Loan Actually Gets You
A VA loan is a mortgage guaranteed by the Department of Veterans Affairs — the VA doesn't lend the money directly, private lenders do, but the VA's guarantee lets those lenders offer terms civilian borrowers simply can't get: zero down payment, no private mortgage insurance, and competitive interest rates. In a market where San Diego's median home price sits well north of $900,000, the zero-down piece alone is a massive advantage — it's the difference between needing six figures in cash upfront and needing essentially none.
It's available to eligible active-duty service members, veterans, National Guard and Reserve members, and certain surviving spouses. Notably, remarried surviving spouses who remarry at age 57 or older can retain VA loan benefits — a detail a lot of people don't realize applies to them.
Loan Limits: What's Actually True in 2026
Here's where I want to be genuinely clear, because there's a lot of outdated information floating around: since January 1, 2020, under the Blue Water Navy Vietnam Veterans Act, there is no VA loan limit for buyers with full entitlement. If you have full entitlement — meaning no active VA loan elsewhere and no prior VA loan that went unpaid — you can borrow as much as your lender approves based on your income, credit, and the appraised value of the home, with zero down, regardless of San Diego's high prices.
If you have partial entitlement — for example, you still have an active VA loan on a property you kept after a PCS move — San Diego County's conforming loan limit (in the neighborhood of $1.1 million for 2026, though exact figures vary slightly by source and update periodically) becomes relevant to calculating your remaining zero-down buying power. If this applies to you, ask a VA-experienced lender to pull your Certificate of Eligibility through the VA's system — they'll be able to tell you exactly what you're working with.
Zero Down Doesn't Mean Zero Cost
This is the single most important thing I tell every VA buyer: zero down payment is real, but it's not the same as zero cost at closing. Budget for closing costs in the range of 2-4% of the purchase price — these are separate from your down payment and still apply on a VA loan. The good news is that California allows seller concessions up to 4% of the purchase price, and in a market like San Diego's, negotiating for the seller to cover some or all of your closing costs is a common and reasonable ask, especially outside of the hottest bidding-war situations.
You'll also want to understand the VA funding fee — currently 2.15% of the loan amount for first-time use and 3.3% for subsequent use on a zero-down purchase. This fee can typically be rolled into your loan rather than paid out of pocket. Disabled veterans rated 10% or higher, Purple Heart recipients, and certain surviving spouses are exempt from this fee entirely — worth confirming with your lender if any of this applies to you.
The San Diego-Specific Traps to Know About
A few things that trip up VA buyers here specifically, more than in most other markets:
VA-approved condos. San Diego has plenty of condo inventory that looks appealing to military buyers — downtown high-rises, Mission Valley complexes, Coronado buildings — but not all of it is VA-approved. The entire building or complex needs to be on the HUD/VA approved registry before any individual unit inside can be purchased with a VA loan. This is worth checking before you fall in love with a specific building, not after you're in contract.
Appraisal gaps and the Tidewater Initiative. San Diego's rapid price appreciation means recent comparable sales can sometimes lag behind what's actually happening in a hot micro-market, which occasionally causes a VA appraisal to come in below the contract price. When that happens, there's a formal process called the Tidewater Initiative that gives your agent 48 hours to submit additional supporting comps before the appraisal is finalized. This only works if your agent knows to act on it immediately — an agent unfamiliar with Tidewater can lose that window and the deal along with it. It's exactly the kind of detail that matters when choosing who represents you.
Neighborhood VA-familiarity. Areas like Oceanside, Chula Vista, and much of North County see extremely high VA loan volume, and listing agents there are generally very comfortable with VA timelines and requirements. In some other pockets of the county, you may occasionally run into outdated myths about VA loans being slow or difficult to close — myths that are largely outdated everywhere, but especially in a market as VA-familiar as San Diego.
PCS Buyers: A Few Extra Considerations
If you're relocating to San Diego on PCS orders, timing matters. San Diego's market moves fast, and a compressed house-hunting trip means having your pre-approval and priorities locked in before you arrive, not after. I regularly work with PCS families on tight timelines, and having a clear plan — which neighborhoods to focus your limited time on, what's realistic for your BAH, and a pre-approval ready to go — makes an enormous difference in how smooth the process feels.
