Where to Live in San Diego: South, Central, or North County?
I get some version of this question probably once a week: "So... where should I actually live in San Diego?"
And honestly, there's no single answer, because San Diego isn't really one city when you're house hunting — it's three. South County, Central San Diego, and North County each have their own personality, their own price tags, and their own trade-offs, and the "right" one depends entirely on what you're optimizing for. I've sold homes in all three, and I've got clients who are thrilled in every single one of them, so let me walk you through how I'd think about it if you asked me over coffee.
Central San Diego
This is the postcard version of San Diego — Pacific Beach, Ocean Beach, La Jolla, Mission Beach, Point Loma, and then the inland pockets like North Park and South Park that have that same walkable energy without being right on the sand.
If you want to be able to walk to the beach, grab a coffee without getting in your car, and you don't mind a smaller lot to make that happen, this is your zone. It's also the easiest commute if you work downtown, in Sorrento Valley, or near UC San Diego.
The catch is pretty simple: you're paying a premium for that proximity. Homes here run smaller and more expensive per square foot than almost anywhere else in the county, and yards are more of a "nice to have" than a given. But well-priced homes in this zone tend to move fast — I don't sit on Central San Diego listings very long when they're priced right.
North County
Carlsbad, Encinitas, Del Mar, Rancho Santa Fe, Oceanside, and then inland toward San Marcos and Escondido — North County is a much bigger, more varied stretch than people expect. It's where a lot of my clients with kids end up, mostly because of school districts and the fact that you can actually get a yard here.
The trade-off is your commute. If your job is downtown or near the airport, plan on the 5 or the 78 eating into your day during rush hour — there's no getting around it.
Pricing swings a lot depending on where exactly you land. Del Mar and Rancho Santa Fe can go toe-to-toe with anything in Central San Diego on price. But head a little inland to San Marcos or parts of Oceanside, and you'll find some of the best value per square foot in the whole county.
South County
Chula Vista, National City, Imperial Beach, Bonita, Otay Ranch — this is where a lot of first-time buyers land once we actually run the numbers together. It's close enough to downtown and the border for a manageable commute, and dollar for dollar, it's usually where I can get a buyer the most home.
It's further from the beach lifestyle, no way around that, and a few pockets are still filling in their walkable, restaurant-and-retail cores. That said, areas like Otay Ranch and Eastlake have come a long way in the last few years — new shopping, new parks, it doesn't feel as far removed as it used to.
If you're a first-time buyer trying to stretch your budget without a brutal commute, this is usually where I start the conversation.
So Which One's Right for You?
If I had to boil it down:
- Want to walk to the beach and you're okay paying for it — Central San Diego.
- Want a bigger lot and good schools, and you can handle a longer drive — North County.
- Want the most house for your money and a fair commute — South County.
There's genuinely no wrong answer here. It comes down to your budget, how much commute you can tolerate, and what you actually want your weekends to look like. The clients I see happiest a year later are almost always the ones who got honest about that stuff "before" we started touring homes, not after they'd already fallen for a house that didn't fit their life.
